Agreements & Rules
LOT RULES

(1) Only newer mobile homes, of a pleasing appearance, designated class two or three, are allowed in the park.

(2) All mobile homes must be located on their respective lots in accordance with the approved engineering plan for the park unless otherwise directed by the park manager.

(3) All mobile homes must be blocked and tied down to the satisfaction of all federal, state, county, and local laws and ordinances.

(4) All mobile homes must be skirted with approved material designed for that purpose, within (15) days of setup on the lot; this includes removal of the hitch. A fine of $5.00 per day will be charged for each day the trailer remains unskirted after the time limit, unless other arrangements have been made with the park manager.

(5) All mobile homes must have either a deck or covered porch at each entrance that is pre-approved by the park manager, within (30) days of setup on the lot. A $5.00 per day fine will be charged for each day the entrances are not decked after the time limit, unless other arrangements have been made with the park manager.

(6) Only those people listed on the tenant’s application at the time it is signed will be considered as residents of the park. Any long- term guest or additional people moving into the trailer after the signing must be approved by the park manager.

(7) Each mobile home lot has a two-car parking space. Tenants are allowed two vehicles on the lot at any one time. Short-term guest parking is permitted on the grass at the front of each lot and the shoulder of the road as long as no driveways are blocked, septic systems damaged, or road surfaces damaged. If a large number of parking spaces are required for a special event, arrangements must be made with the park manager at least 24 hours in advance.

(8) All electrical, water, gas, phone, cable, or other service connections to the mobile home must be in compliance with requirements before being turned on.

(9) Tenants are responsible for any and all utility deposits and monthly billings for those services for their mobile homes.

(10) Tenants must keep their mobile homes and lots clean, mowed, and free of all trash, or unsightly items at all times. The outside storage of cans, bottles, paper, car parts or any item deemed unacceptable by the park manager is not allowed.

(11) Clothes lines are permitted in the park as long as no items are left on them overnight, and no items other than laundry are hung upon them.

PETS


(1) NO DOBERMAN PINSCHER, ROTTWEILER, PIT BULL, CHOW, GERMAN SHEPHERD OR ANY TRAINED ATTACK DOG OF ANY BLOOD LINE OR MIXED BREED OR DOG OR OTHER ANIMAL THAT IS VICIOUS IN NATURE IS ALLOWED IN THE PARK!

(2) All pets must be on a leash in the company of an adult when outside.

(3) The tenant must immediately pick up any pet droppings left outside by their pet and place them in their own garbage container.

(4) Absolutely no pet will be tied up and left unattended at any time for any reason.

(5) Absolutely no problem pets (barking, digging, biting, scratching, etc.) will be tolerated in the park. If a pet is deemed a problem by the park manager, the tenant must remove the animal from the park immediately.

(6) The tenant takes full responsibility for any and all damage caused by his pet or the pets of guests.

GENERAL RULES


(1) All rents and fees are due on the first day of each month. A late fee of $25.00 will be assessed for any rent or fee paid after the 10th. of the month. All returned checks must be reissued and a $25.00 service charge will be added to the total bill for each check returned. Tenants over forty-five days in arrears will be face eviction unless arrangements for payment have been made with the manager.

(2) No loud noise, including but not limited to, radios, sound systems, televisions, toys, fire works, live music, etc. will be allowed in the park at any time.

(3) Any violation of federal, state, county, or local law or ordinance on the premises by any tenant or family member of the tenant or guest of the tenant will result in immediate termination of the tenant's lease and eviction from the park.

(4) Tenants must pay for any damage to the park caused by themselves, their children, pets, or guests.

(5) ADULT SUPERVISION must be provided for any minor children of the tenants, including guests, at all times.

(6) If minor children are playing, jumping, wading, or swimming in any outside pool or trampoline of any type, whether owned by the tenant, other occupant, or guest, at least one ADULT will be in attendance at all times. ALL POOLS AND TRAMPOLINES MUST BE EMPTIED OR TURNED OVER OR RENDERED OTHERWISE SAFE WHEN NOT IN USE!

(7) No one is allowed to discharge a firearm inside the park. Minor children are allowed air rifles, air guns, slingshots, and bow and arrow only under the immediate supervision of an adult. (8) All long-term guests (10 days or longer) must check in with park manager.

(9) All owners or tenants of mobile homes entering the park will pay the first month's and last month's rent plus a $100.00 security deposit and a $_____________ nonrefundable entrance fee before moving into the park.

(10) Landscaping and gardening are encouraged but must be pre-approved by the park manager. Trees and shrubs, once planted, cannot be removed without permission of the park manager.

(11) Approval must be obtained from the park manager before additions, structures, fences, carports, storage buildings, or otherwise can be built or moved onto a tenant's lot.

(12) Repairing or rebuilding of tenant’s vehicles in their parking spaces, or their yards is prohibited.

(13) No tractor-trailer rigs, semi's, dump trucks, or any type of large truck is permitted in the park except for delivery purposes.

(14) Each tenant must comply with the county trash ordinance. All trash must be properly stored in covered containers and set out at curbside the morning of collection day and retrieved the same day.

(15) If the tenant's septic system is damaged due to the misuse of the garbage disposal, washing machine, or driving or parking on the field lines, or any careless act, the tenant will be billed for the total cost of the repairs.

(16) The tenant cannot sublet the mobile home without written permission from the park manager. In the event that the home is sublet the tenant will still be held responsible for the rent.

(17) The tenant cannot sell the mobile home without first giving the park manager [30] days notice in writing. If the new owners wish to live in the park, the owners must complete the application process; pay the nonrefundable entrance fee, if they are accepted. If the new owners are not accepted, or the mobile home is to be moved, all rents and fees owed by the tenant must be paid in full before the move takes place, and the home must be moved on the day of sale.

(18) Only those vehicles belonging to the tenants may be washed in the park. Care must be taken to avoid any runoff that could damage the grass, shrubs, or roads.

NOTICE


(1) Meadow Breeze, L.L.C., will not be responsible for any loss due to fire, theft, malicious act, or act of nature.

(2) No refunds of prepaid rents or fees will be made except at the discretion of the park manager.

(3) All boats, campers trailers, cars, trucks, and other vehicles other than the two vehicles allowed each tenant must be parked in the designated storage area and a storage fee will be charged for any item stored in the area for more than 24 hours.

(4) Meadow Breeze, L.L.C., or it's employees will not be held responsible for any damage to a tenant's property resulting from any type of grounds maintenance.

(5) Meadow Breeze, L.L.C., wants its tenants to be as happy and safe as possible. For information not found in these rules, or if you have any questions, please ask. Violations of the rules will be brought to your attention as a service to you and the park as a whole. Repeated violation of the rules by a tenant will result in eviction.
